Step #1 - Search for the best - without leaving home

You formulate your wishes, determine the budget for the purchase, inform us of the possible dates of your arrival in Spain.

Based on your application, we carefully select options. We give detailed information for each apartment or house, supply a selection of photos. We send all materials to you by e-mail.

You study our selection - at a time convenient for you and in a place convenient for you.

You can independently choose real estate options on our website. Then just let us know which houses you liked. Provide the object identifier numbers - we are preparing for you to inspect them on the spot.

Then we can arrange a study tour for you - we help you get a visa, book flights to and from Alicante, reserve a hotel room or book private accommodation, provide a transfer from the airport. You just have to pack your suitcase! If you wish, you can independently organize your trip to Spain. In that case, just let us know when and where to meet you.

Step #2 – Reserve

On the spot, you have finally decided on the choice.

We are preparing for you a preliminary contract of sale, helping to open an account with a bank in Spain and get a foreigner identification number NIE. All procedures will take 2-3 days.

You transfer to the seller’s account a reserve of 3,000 - 5,000 euros (or in another amount stipulated by your contract of sale).

We deactivate the property from sale. The property you select is no longer shown to other buyers. The house of your dreams - five minutes to your property!

If you no longer have the opportunity to stay in Spain, you draw up a notarized power of attorney for our lawyer. And he brings all matters to the end already without your personal presence. On your next visit you will not need a hotel room - you will arrive at your accommodation.

Step #3 – Registering your ownership

You collect the necessary package of documents and send it to us.

At this time, we carefully check the property for debts for utilities and the presence of encumbrances. If there is a need (for example, you need a mortgage) - we prepare a comprehensive property valuation document.

After all the documents have been collected and the money has been transferred to your Spanish account, a sales contract is signed at the notary's office or, in other words, a deed of purchase (escritura de propiedad). You or your representative hand in a bank check for the remaining amount to the seller and in return receive the keys to the new property.

Then it remains only to submit documents to the Property Register (Registro de Propiedad), reissue all utility bills in your name, register housing in the tax authorities. We can take on this work. And you become the happy owner of your own property on the Costa Blanca!

Registration of documents is completed, as a rule, in 1-2 months. Next, you get an extract from the registration chamber of the property rights Nota Simple - with this document you can issue an annual multivisa at the embassy for all family members. A multivisa allows you to stay in Spain 180 days a year (90 days in each half year), as well as to move freely within the European Union.⠀
